Manual MV — Bulk Comping by Zip + Acreage

Leads are grouped by zip code and acreage range. Your VA reviews comps per group, removes outliers, and confirms a PPA. That PPA applies to all leads in the group — no individual pricing needed.

💡 How it works: Each row is a zip/acreage combo (e.g. "37160 · 0.25-0.50 ac · 47 leads"). Click View Comps to see nearby sold comps for that group. Remove outliers, then confirm the PPA. The tool applies it to every lead in that group automatically.

Acreage buckets: <0.15 · 0.15-0.25 · 0.25-0.50 · 0.50-0.75 · 0.75-1.00 · 1-2 · 2-5 · 5-10 · 10-20 · 20-40 · 40-100 · 100+ acres
Thin groups: Groups with fewer than 4 leads are automatically merged with the adjacent acreage bucket in the same zip.

Move to Uncertain tab if ALL 3: (1) No GP Manual MV entered AND (2) Prycd conf=N/A AND (3) rel diff>50% — leads with a Manual MV are NEVER moved to Uncertain regardless of rel diff or confidence

Review & Flags

VA reviews each lead. Flag Prime Leads and Weird Shape/Unusual Wetland lots. International addresses and duplicates are auto-removed. All removed leads go to the Auto Removed tab with a reason.

💡 Odd feature reduction: Any lead flagged as Weird Shape/Unusual Wetland has its Final MV reduced by 30%.
Deduplication: Leads with the same mailing name AND address are deduplicated — the highest MV (or Prime Lead) is kept, others removed.
International removal: Any lead with a non-US mailing state is automatically removed.
